Un-select for deletion
Sorry if this has been covered. I have two issues that I can't seem to resolve.
1. Is there a way to un-select my highlighted item as sometimes when I want to delete I end up highlighting multiple items because they are close together, and it's very time consuming having to cancel, refresh to get rid of highlighted squares and try again until I get the exact item to delete?
2. I can't seem to find a way to edit text with regards to the words written. I know to change properties, colour, font size, etc, but within that entity there is no option to alter the words if I want to change them.

I don't believe you can edited the actual text once placed on the map. You can change the size, the fonts, the effect, but not the actual text itself.
So to answer point 2), use the drop-down Edit menu to call-up the Text options, where you'll find one called Edit Text. Left click on that, then left click on the base of one of the letters in the text you need to edit to identify it, and then click "Do It" as usual when amending almost anything in CC3+. That will bring up the full Edit Text window where you can amend any aspect of the text you need to.
As for editing text, when editing a single piece of text, I prefer to use Numeric Edit
