strange template actions

I am using the 10000 x 8000 overland template. When I go to erase one item, everything gets selected. Except for the map border.

I'll attach each item in separate posts.

result when I try to erase just the grid. Well, I click on the pencil/eraser. Not on the map. I refresh by ctrl-r, and only the map border is there.

If I freeze all layers, except the hex/square grid, I click on the pencil/eraser and the grid is the only thing selected without me putting the mouse pointer anywhere near the map. I can then delete the grid. And keep the rest of the map.

Any ideas as to what is going on ?

Yes, your selection method has been set to a non-default value.
Type SELBYD on the command prompt to restore normal behaviour (Or go to Tools --> Options --> Select Method --> Dialog or Popup.
